How to Get Set Up with Your Association
Review The Governing Documents
Start by thoroughly reading the Association’s governing documents, including the Articles of Incorporation, Bylaws, and Covenants, Conditions, and Restrictions (CC&Rs). These documents should've been given to you at closing and outline the rules, regulations, and responsibilities of property owners within the community.
Ensure You're Registered
Be on the lookout for your welcome letter. That will provide your property owner account access information. This account is your go to location for all information regarding your association, including all documents, the calendar of events, contact forms, and your account balance.
In the welcome letter, there may be additional information for registering with a separate association directory.
Understand Dues and Fees
Community associations collect dues or assessments to maintain common areas and fund community projects. Make sure you understand the payment schedule and methods.
Receive Any Access Items
If the previous owner didn't leave them behind, make sure you reach out to All-In-One to receive any necessary access keys or devices to the pool, courts, other amenities or entrance gate. Depending on the Association, sometimes a fee may be required for these items, even for new owners. Please note that you'll need to reach out to the postal service to obtain mailbox keys.
Read Past Newsletters
If the Association publishes newsletters, review past editions. This can provide you with a sense of ongoing projects, community concerns, and highlights.
Follow Rules and Regulations
Adhere to the community's rules and regulations to avoid fines or penalties. This includes maintaining your property, following noise restrictions, and respecting common areas.
Observe and Adapt
Take note of how other residents maintain their properties and follow community norms. This can help you understand the unwritten expectations and standards.
Ways to Get Involved with Your Association
Walk Around the Community
Spend time walking around the community to get a feel for the community. Pay attention to common areas, amenities, and the general upkeep of properties.
